Best Neighborhoods in Knoxville for Families

Bart Franklin ·

Choosing the right neighborhood is the most important decision you'll make when relocating to Knoxville. It affects your commute, your kids' schools, your daily lifestyle, and your home's long-term value. After 6 years in this market, here's my honest take on the best neighborhoods for families — no sugarcoating, no fluff.

Farragut

Price Range: $400K – $1.5M+ · Schools: Farragut High

Farragut is the gold standard for Knoxville families. Farragut High School is one of the top-rated public high schools in Tennessee, and the entire school feeder pattern (Primary → Intermediate → Middle → High) is strong. The community is tight-knit, the crime rate is low, and the housing stock ranges from established luxury to newer construction.

You're 15–25 minutes from downtown Knoxville, and the Kingston Pike corridor gives you easy access to shopping, dining, and groceries. Farragut is worth the money if schools and community are your top priorities.

Best for: Families with school-age kids who want top schools, low crime, and a suburban community feel.

Hardin Valley

Price Range: $350K – $800K+ · Schools: Hardin Valley Academy

Hardin Valley is one of the fastest-growing areas in West Knoxville for a reason. The homes are newer, the neighborhoods are planned with families in mind, and Hardin Valley Academy (a relatively new high school) has quickly built a strong academic and athletic reputation. The retail and dining scene is developing rapidly.

What I like about Hardin Valley for families: you get newer construction without the Farragut price premium, solid school access, and a community that's still growing and improving. It's a smart buy.

Best for: Growing families who want newer homes, good schools, and value without sacrificing quality.

Bearden

Price Range: $350K – $900K+ · Schools: Bearden High

Bearden is one of Knoxville's most established and desirable neighborhoods. Tree-lined streets, classic homes with character, and Bearden High School — another top-performing school in Knox County. You're centrally located, minutes from Kingston Pike shopping and dining, and the commute to downtown is short.

Best for: Families who want an established neighborhood with character, convenience, and strong schools.

West Knoxville

Price Range: $300K – $1M+ · Multiple School Options

West Knoxville is the broad corridor that includes Rocky Hill, Northshore Drive, and the areas between Farragut and downtown. It offers a mix of housing styles, price points, and school districts. If you want options and convenience, this is where to focus your search.

Best for: Families who want variety, convenience, and the ability to choose between multiple school zones.

Maryville

Price Range: $350K – $800K+ · Schools: Maryville City Schools

Maryville sits at the foothills of the Great Smoky Mountains and offers a small-town atmosphere with strong schools, a thriving downtown, and easy access to outdoor recreation. It's one of the most popular choices for families who want a tight-knit community feel while staying within an easy commute of Knoxville.

Maryville City Schools are among the best in the region, and the town itself has a walkable downtown with restaurants, shops, and community events. You're 25–35 minutes from downtown Knoxville, which makes this a smart choice for families who want the best of both worlds — small-town roots with big-city access.

Best for: Families who want a small-town community with strong schools, mountain views, and an easy Knoxville commute.

Lenoir City & Loudon County

Price Range: $400K – $1.2M+ · Schools: Loudon County Schools

Lenoir City and Loudon County sit along Fort Loudoun and Tellico lakes — offering waterfront living, newer developments, and a rapidly growing community. It's a smart choice for buyers who want more space without straying too far from Knoxville.

The schools are solid, the pace is a little slower, and the lake access is a real lifestyle perk. For families who want room to breathe and a community that's growing but not yet overbuilt, Lenoir City and Loudon County are worth a serious look.

Best for: Families who want lake access, newer homes, and a growing community with a slower pace — all within 30–40 minutes of downtown Knoxville.
